Single-Family Home vs. Condo: And The Winner Is...

“Eventually, you should buy a single-family home.”

If you've ever considered buying a home in the U.S., you've probably heard this advice.

Even for those who already own a condo or townhouse, a single-family home is often seen as the ultimate goal.

But why?

Is a single-family home really the only right choice?

Let's see what the actual housing market data from Irvine, California, tells us.

The Single-Family Home Premium Is Real

First, a quick look at the different types of homes.

A single-family residence (SFR) is generally designed for one household to live independently, typically in a detached home.

Condos (condominiums) and townhouses often share walls with neighboring units.

Technically, a condo refers to a form of ownership, while a townhouse describes a building style.

For this analysis, we'll use the property-type classifications in the transaction data.

Now, let's look at the numbers.

The first chart compares the median sale prices of three-bedroom homes sold in Irvine through October 2026.

As expected, single-family homes sell for more than condos and townhouses.

But is that simply because single-family homes are larger?

Not quite.

The same pattern appears when we compare sale prices per square foot.

Even after accounting for differences in size, single-family homes still command a price premium.

They also tend to sell faster.

Let's look at Days on Market (DOM), a measure of how long a property stays on the market before selling.

The median DOM for condos is 28 days, compared with just 13 days for single-family homes.

In other words, single-family homes sell more than twice as fast as condos.

Of course, selling speed can also be influenced by listing prices, property haracteristics, and other market factors.

Still, taken together, these figures suggest that single-family homes command a substantial premium in Irvine's housing market.

So, does that make them the obvious winner?

Even Homes Can't Escape Aging

Let's shift our attention from prices to the way people actually want to live.

A spacious backyard and greater privacy are certainly appealing.

But most buyers also want a home that's clean, comfortable, and convenient.

For those who value modern layouts, updated features, and easier maintenance, the age of a home can be an important consideration.

With that in mind, take a look at the next chart.

It shows the median age of three-bedroom homes sold in Irvine in 2026.

Single-family homes: 46 years.

Condos: 14 years.

The median age of single-family homes is more than three times that of condos.

Many single-family homes in Irvine's established neighborhoods were built in the 1970s and 1980s.

Meanwhile, many newer developments include a substantial number of condos.

Of course, an older home can be just as attractive when it's well maintained and thoughtfully renovated.

But maintaining a home that's more than 40 years old can require significant time and money, from plumbing and roofing to heating and cooling systems.

Some buyers who once dreamed of owning a single-family home eventually find themselves considering a newer condo for their next move.

As older homes continue to age, the gap between their condition and buyers' expectations for modern living may become increasingly important.

But Which Home Type Is Appreciating Faster?

Earlier, we saw that single-family homes sell for more than condos.

But the next chart tells a somewhat different story.

It shows the compound annual growth rate (CAGR) of median sale prices for three-bedroom homes in Irvine from 2021 to 2026.

Interestingly, condos have experienced faster price growth than single-family homes.

Single-family homes are still more expensive, but condos have been catching up in terms of price growth.

Could buyer preferences be gradually shifting?

Possibly.

However, these numbers alone don't prove a shift in demand.

Differences in the mix of homes sold, new construction, and other market factors can all influence median price trends.

Still, the data raises an interesting question.

Will the single-family home premium remain as strong as it is today?

Ultimately, It's Your Choice

Some people love having their own backyard and private space, even if it means renovating and maintaining an older home.

Others prefer modern layouts, comfortable living spaces, and community amenities.

Neither choice is inherently better.

But buying a single-family home isn't automatically the better decision simply because it's a single-family home.

Price, condition, location, and market trends all deserve careful consideration.

After all, buying a home is one of the biggest financial decisions most people will ever make.

Real estate is no longer just about gut feeling. It's about data.
